The Construction Process
Initial Discussion and Consultation
Before we start the build of your new home it is essential for us to understand your requirements. Although we have a set of standard plans, these are often just used as the building blocks to design your new home. We meet with you to discuss all those personalised parts of your new home - fittings, colours, exterior cladding, window size, placement and colours of joinery.
We will go with you to see kitchen designers who will take your ideas and generate computerised 3D drawings so you can physically see what your room will look like.
Plan
We work directly with you to create your new home. We offer the option of using one of our master plans or working with you to develop your own design.
If you have an idea for how you would like your home, we can work with you to create it, ensuring that it is constructed soundly and to correct building codes and regulations.
We assist in all areas of the building process from arranging an independent engineer to test the soil at your home’s future site to recommending and coordinating the activities of reputable sub-traders.
Working with you, we project manage your home’s completion, ready for you to move in and beyond.
Letter to Council
The next part of the process is for us to write a letter to the appropriate council outlining details of the project. This allows the council to come back to us with any potential concerns or queries they may have. Doing this earlier on in the project helps to avoid delays when it comes to construction time.
As our designs and reputation is known to the council we are able to present the proposed home in a favourable light, knowing how the process works is half the battle with consents.
Gaining Consent
Once the drawings and plans are complete, we will lodge them to the appropriate councils who will consider them for consent, this can take up to a month.
We have built up a good relationship with local councils based on our previous work. They know we are reputable builders constructing solid and well built homes.
Construction
When consent has been approved we start construction. Your new home will be built in our Hamilton yards. Having our own specialist yard allows us to control the construction process enabling us to complete the process effectivly as we have all the resources we need on hand. During construction we still work closely with you to ensure you are always aware of the project’s progress.
We build all our homes to current New Zealand building regulations and codes. All our homes are build for high wind areas, allow, if required, for them to be moved to another location.
Preparation of Site
As you might imagine moving a house requires a little preparation and planning. The correct preparation of the site, so everything is ready for when the house arrives, is essential. This includes getting landscapers in to pre-landscape areas and preparing the area on which the house will eventually be placed, as well as access for the transport vehicle.
Our 32 years experience in the construction industry mean that we have been dealing with sub-trades for years and have built up reputable contacts.
Transportation
When your home is ready to be moved everything is prepared and transportation takes place in the small hours of the morning. Our homes are built solidly so that they travel securely.
With transportation bracing and correct pre-transport preparation, we ensure that your home arrives in perfect condition on your new section. On arrival at the new site, the home is jacked up, foundations are laid and the house is lowered on to the site.
Finishing Touches
Once the home is on site we complete the Gib Stopping and other final construction items, the home is now ready for decoration and for your family to move in. We can coordinate all aspect of decoration of your home including, flooring, plumbing and painting contractors.
We can personally provide interior decorating and landscaping services. To further help our customers we offer them the discounts we get from our trade supplier, this allows you to create a higher level of comfort from the same budget, this includes whitewear and bathroom fittings.
